Attic ventilation is typically not a subject many homeowners think about on a regular basis. However, it is a very important topic, as it can help the longevity of your roof and home, as well as save you money on heating and cooling cost. In a proper attic ventilation system, air continually flows through attic, which helps to improve the efficiency and life of the insulation. This flow of air also helps to lower the temperature in the attic, which helps keep the temperature lower throughout the entire house.
During the winter, specifically in colder areas that have long term snow accumulation, condensation can form in the attic if there isn’t proper attic ventilation. Over time, condensation can damage the roof sheathing and attic insulation. Ice damming can also occur, which is what happens when snow melts, and then refreezes, potentially allowing water to move behind the shingles.
Of course, in the summer, your attic can get pretty hot. Without proper attic ventilation, your attic can reach temperatures over 160°F. This heated air can then penetrate your living areas, causing you to spend more money on cooling costs. Moisture is still an issue during warmer months, and can cause roof sheathing and insulation damage.
Some of the damage that can happen from an inefficient or nonworking attic ventilation system, include:
- warping and bowing of the roof sheathing, that can eventually be seen on the roof from the ground
- warping, cracking, or bowing of the rafters
- peeling or other damage to inside paint or wallpaper, specifically on the ceiling and walls under the attic
- mildew or algae growth
- ice dams can form in the winter, causing water damage from roof leaks
